First impressions make a significant impact on a buyer's decision-making process! Once your home goes to market, it becomes a product. Staging allows you to highlight the best of your home. Try these tips you can do (for little or no expense) to put a home in prime showing shape. - Clear closets/clutter—give away/pack up toys, linens, small kitchen appliances and store offsite. Buyers are forgiving of storage boxes neatly tucked away in a garage or basement.
- Focus on the most visible areas.
- De-personalize - remove photos, mementos, and dated items.
- Angle one or two pieces of furniture and move 4 inches to 6 inches from the wall to create more interesting room spaces.
- Put away large collections - porcelains, plates, etc.
- Remove valuables, prescription medicine, collectibles, breakables.
- Trim trees, prune shrubs, turn on sprinklers 30 min before an open house so the lawn and driveway sparkle.
- Hire a professional to clean the home, carpets and windows.
- Set the dining table with attractive linens, dishes, stemware.
- Arrange fresh and candles through the home.
- Light a fire (winter) or candles (summer) in the fireplace.
- Use as much natural light as possible. Add extra lamps in dark rooms or corners.
- Make functional repairs - fix dripping faucets, sticking doors, and broken fences.
- Bring in another pair of eyes. They may see areas you have missed.
